The Prime Condo is given its name because of its prime location, right by the Ryerson University campus, at Dundas St and Jarvis St. It is merely a short 10-minute walk to the Eaton Centre at Dundas St and Yonge St, the centre of downtown Toronto and a paradise of shopping and dining. You can also access the Yonge and Dundas subway right by the Eaton Centre. Besides the subway, you also have quick access to the 505 streetcar which runs along the Dundas street between east and west every few minutes. If you are driving, the Don Valley Parkway entrance is just 5 minutes away. The Dundas and Jarvis intersection has been the fastest growing intersection in downtown Toronto over the past few years. The Pace Condos by Great Gulf at the southwest corner of the intersection has been occupied by a couple years. Construction for the Dundas Square Gardens by the Gupta Group at the northeast corner is well underway. The Grid Condos, at the southeast corner, built by CentreCourt Development will be occupying very soon in early 2019. The success of the Grid Condos is solid evidence of the potential of the Dundas and Jarvis intersection, which is also one of the top reasons why CentreCourt has chosen to build the Prime Condo at this same intersection.
The Ryerson University main campus lies directly across the street from Prime Condos and will be a critical driver of rental demand for years to come. With booming growth in student enrollment each year, Ryerson is increasingly reliant on neighbouring properties to provide housing options for its students. There were 36,000 students at Ryerson 5 years ago and the number has increased to 42,000 students today. This has reuslted in significant price appreciation throughout the neighbourhoods close to Dundas and Jarvis. The 2nd largest renetal demand in the area comes from the hospital staff from St. Michael's hospital, which is only 13-minute walk from the Prime Condos.
CentreCourt's Grid Condos (just steps from Prime Condos) is on pace to be fully completed and occupied by residents in less than 2.5 years after construction commenced. And CentreCourt will continue this tradition of excellent execution at the Prime Condos, meaning residents can expect to move into their best-in-class suites sooner. CentreCourt is recognized for its well thought out high rise residential developments and precise construction execution. The company has completed or is actively developing 10 large-scale condominium projects in the Greater Toronto Area, collectively representing over 5,000 homes and $2.7 billion dollars in development value.
Prime Condos will rise 45-storeys, with 4 storeys being the podium and 41 storeys being the residential tower. The podium will feature both indoor and outdoor amenity space, including a fully-equipped fitness centre, a party room, a business centre and a wraparound terrace. There will be a total of 457 residential suites, with 153 one bedroom suites (33%), 141 one bedroom + den suites (31%), 163 two and three bedroom suites (36%). There will be 5 levels of underground parking which can accommodate 76 vehicles. The luxurious residential lobby will open onto Jarvis Street. The facade of Prime Condos is contemporary with ample glass and steel. Its 3-dimensional diamond pattern highlights the tallness of the condo while giving it a unique architectural identity. The Prime Condo is set to launch in Fall 2018. Register now to receive updates on the project, floor plans and price lists!
